Internet marketing, sales, consulting, blog posts, instagram, SEO, all of this is so good ROI that there is no reason to avoid it. In that case, why would you want to tie yourself to one location?

I'm in my 40's, and the idea of having a Brick and Mortar storefront with a Online presence is actually appealing to me -if it weren't for the realities that I see in actually having a storefront, holding that inventory, employee expenses, etc.
I'd love to open a very focused West Indian restaurant - but there's no real money in it. And if the owner isn't there yelling at people - the food will be crappy.
I'm leaning more towards coming up with funds to buy into rental property, and have someone else do the management for 10% gross.
That's 5 figures for the first property, but it's not out of the realm of possibility.
But the Storefront/Dating Consultancy office is really about having a place to sleep if that live in broad starts acting up.
If I ever sleep on the couch ever again..

The only reason there is a market to make a killing in Germany is because the food there is shit. By far the worst place I've been to in terms of food. It's no wonder why the Turks dominate food over there. There are a lot of opportunities to be had there to open a non-German/US/Turk food store.
