My business partner has a vacation rental business on the side. When the market crashed in 08-09 we got stuck with a couple of high end spec homes we had been building in a Socal beach community . So what we've done (he's my friend as well as partner in another business) twice is when the squatter is out of the house we go into the house. (The third one was a chick who answered the door and let us in. We told her we'd wait while she went to the bank to get a cashiers check for additional rent. Once she left the house it was "fuck you") We immediately call a locksmith to change the locks, have a couple laborers load the squatter scumbags shit in plastic bags onto a U haul truck and take it to a storage space. (Vacation rentals are fully furnished so the renters only bring personal items, clothes, small electronics, etc). We now have possession of the property. At that point if the scumbag comes back (happened once) we called the cops, explained what happened (with copy of title or management contract in hand), the cop then tells the squatter scumbag... "It's a civil matter, Hire an attorney".... Tables fucking turned motherfucker!

Once all the scumbag's possessions are out of the property he calls them and tells them what we've done and where to pick up their shit. We've prepaid the storage space for 30 days and put a combo lock on it.

The police report also serves to establish that the squatter has no right to enter property without permission and would now be trespassing. They don't have the money to hire an attorney (which is why they are squatting anyway) One of us (or someone we know) stays in the property at all times for the next 48-72 hours to maintain possession. As of yet we've never had one come back though.

Yes it's a pain in the ass, ruins a day, and it costs a few hundred bucks for the locksmith, the laborers and the storage unit but it's a hell of a lot cheaper than hiring an eviction attorney, not to mention the hassles and lost rental revenue.

I haven't seen the OP respond. Hopefully he's busy talking to his attorney or has taken action to kick the guy out. He said it's been 3 weeks and a few days, so clearly he's running out of time. I would hate seeing one of our brothers being taken advantage of.

Agreed. If you aren't familiar with pertinent legal issues then consulting an attorney is probably prudent. The problem is that it can also end up being expensive.

I do know that OP is in much better position since he's not relinquished possession of his home/ property and is just renting out a room. It's more like just renting a room at a hotel where they can just terminate your occupancy pretty much at will

I mean, it's one thing if the guy is just a tenant, but how does he fathom deciding to stay in the home with you and actually share your house and not mention to his temp roommate/ landlord that he's going to be lounging around the house in dresses? And then act like it's not going on when it is?

Something is really off about this guy if you ask me. And not just the "I'm a man who likes to wear dresses" kind of off but the "I like to move into your house and sit around in a dress waiting to see how long it takes for you to say something" off.

I hate to use the word, but that shit is more than a little creepy.

I didn't want to talk about this guy/gay/woman? but here is an update.

Someone told me crossdressers are drama queen. I think he was right. I couldn't deal with the drama. we argued and I felt like talking to a woman.

It was awkward. Usually he talks like a man from the hood (deep voice by cigarette) but he behaves feminine at night.
When I told him, I think he should find another place, he was throwing a tantrum like a girl 'please don't throw me out'
It was a sickening to see older man acting like that. (imagine that older man wearing dress too)

Anyways, he is far gone. I tried to kick him out nicely so he/she doesn't do shit to my car outside.
I hope I don't run into this kind of sicko rest of my lives but that's something that might happen to you if you host strangers through airbnb or couchsurfing.
Because of this guy, I developed some type of trauma. I think I will worry about next guests for a while if he is gay or into some weird shits.
