I could definetly save 600 a month even if I rent.
How do you guys feel about saving that money and using it as a down payment on a condo. (10% on a 200-250k studio/bachelor)

That seems like the thing everyone is telling me to do.

Toronto has one of the best rent/buy ratios in the world.

You can rent a $400,000 condo for $1500. Try doing that in the USA.


Rent what you can afford with 35% of your monthly pay and save a chunk of each pay in your TFSA.

If Toronto's condo market goes to sh!t you can be sure the bachelor/1 bdr are going to be the most affected.

The one thing that's holding me back and making me anxious are my student loans. I don't have to start paying that until 2017 October though.

The Toronto real estate market is one of the most overvalued housing markets in the country (behind only Vancouver). It's overdue for a correction of at least 30%.

Right now is absolutely the worst time you could buy. Don't let other people's ignorance regarding basic macroeconomics screw your future over.

Do what everyone here mentioned earlier - save it as 'fuck you' money.

I've found a place for 700/month Inc utilities.

Probably going to end up being 1300/month including everything all the other expenses (phone, gas, food, etc)

If I don't move out now, it'll be either next year or 2 years later. Gonna be 24 Sad

Or I can have all this fuck you money that will probably just be used to pay off student loan, travelling, etc.

You're gonna be struggling in downtown Toronto with your income. You might wanna consider getting a place along a subway line that can get you downtown in 15-20 minutes.

You may also want to be patient and continue living with your parents until you save up enough. It sucks but we all have to do it and it usually works out better in the end.

This is how a lot of young people have a relatively high net worth compared to income. They bought a place for 300k with 5% down. 2 years later they sold it for 400k. They made over 100k in equity in a deal with little money invested for spectacular returns.


I wouldn't buy a place personally but I do admit the potential gains in doing so with high leverage. Leverage has made a lot of people rich but it can also make a rich person dead broke on a crash.

True, and it's a no brainer if you know prices will continue to advance. But someone has to be left holding the bag in the end. I guarantee that 99% of the kids who made that 100k plug it right back into the next property with 5% down hoping to repeat the previous fortune. As they say, unrealized profit isn't.

The only way I'd recommend it is if you don't care about your credit and don't mind defaulting if prices plummet and you can't/don't want to pay your underwater mortgage.

Weird feeling about just letting it sit there though. Is there anything I can do with it to grow it?

That's understandable, and a result of growing up in a consumerist society. Succumb to that feeling at your own peril. Most of our society spends everything they make and live in perpetual debt. They are no better than the slaves in Roman times. At least Roman slaves didn't have to pretend to like their master.

You can grow it in a savings account. Yes, interest rates are shit. You can thank our corrupt governments for disincentivizing saving.

You're young, get a cheap as fuck place in that case.

You can get under 500$/month close to downtown if you live with roommates. You just have to look thoroughly. It won't be the best place(possibly in a basement) but you'll save money and it'll be more than good for your age.

You have not answered the important question of how you're gonna go out fishing for women. Do you plan to do full-blown nightgame? Daygame? Or social circle/online? Because if it's the former it's very important where you live; if it's the latter you can live anywhere that's at least conveniently accessible (subway line) for yourself/friends/girls.

I think I'm much better at daygame, but definetly need to work on night game. I can run daygame at local colleges during school year if I don't move out. Literally going to pull a Gio. I try going out at night 3 days a week while living at home, but very demotivated because my logistics are shit. Literally 30 mins from clubs by driving.

Seeing all the replies and everything. I don't think I'll move out and just save my money. $500 to live on subway line doesn't sound like it will be that much better to pull. I can drive either way. Guessing the next learning curve for me is to learn to pull to their place.
