In the past Mohammedens would buy a whole cow that was slaughtered Halal and load their freezer up so that is a good idea, I will just do the opposite and ensure that I buy my beef and chicken from a farm to ensure it is 100% Haram.

Has anyone made the transition to full Haram diet? Post tips if you know more about this insidious Islamization of the food business, for every Halal butcher that crops up we see a Canadian lose his job so they can bring in a certified Mooslim butcher who is qualified to say BISMILLAH before beheading the animal in traditional Islamic fashion.

I would guess that the great majority of the halal market is actually held by kosher providers. Kosher practices can pass off as halal, but not the other way around. Most of the halal offerings in supermarkets is kosher stuff slapped with a halal sticker.

In France, Le Pen pushed to limit halal meat distribution. It got some traction, until it was totally quashed by the (lobby).

What are your guys' opinions on the Canadian real estate market today? I ask because I'm considering upgrading from the condo I currently own to a house, I was considering another condo but I think I would be better off buying a house with a basement suite I'd live in and rent out the upstairs. I will be buying in Edmonton, the city I've lived in for the past decade and a place which I believe has solid fundamentals to invest in, although the oil based economy is down and the NDP are idiots, I think that Etown will be okay in the long term.

Basically I'm wondering if you guys think that the economy is going to shit the bed across the board and if interest rates will shoot through the roof? Overall I'm a believer in investing in real estate but am also realistic and a bit conservative with my money. I'd rather put my money into a house that I can live in than into RRSPs or mutual funds (although I have some of those), along with my union pension, having a house or two is part of my long term retirement plan.

As any homeowner knows, buying a place is pretty stressful, especially when you're spending half a million bucks! I remember back in 2008/2009 when real estate crashed in the US and dipped a bit in Canada, the pundits were going nuts and saying the sky was falling and we heard some pretty crazy sob stories out of the US where people lost their shirts. I read up on Canadian real estate on sites like the Globe and Mail and the information was very conflicting, you had all these people claiming that you're better off renting and investing then the other side calling them basement dwelling idiots. My friend bought a condo for $330,000 in Calgary in 2009 and I thought he was insane, he ended up wifing up a chick who also had her own condo and in 2012 they bought a $500,000 house, again, I thought they were crazy but they cashed out, sold all three properties within six weeks in the summer of 2014 (when oil was still $100/barrel) and walked away with something like $200,000 and moved to sweet home NS and built a damn mansion on a beautiful lake. Imagine if a guy bought a house in Van or Tdot in 2009, he'd be laughing!

Then we have these wieners who've been allover the CBC, they put 500K into investments instead of a house in Toronto and are now traveling the world and living the dream: http://www.millennial-revolution.com/

If you're going to stay there more than 5 years, then by all means, buy.

You should look at condos the same way you look at stocks, P/E ratios, price growth and dividends. as a rule of thumb, if the annual reant is more than 5% of the price, it is worth buying. Example: a condo rents for $1,500 and costs $300,000. The ratio is 12x$1,500 = $18k, $18k/ $300k = 6%, so that's a reasonably good buy.

You have to look at the micro and macro situation.

Micro = particular building issues (quality of construction, views, neighbors, location, condo fees etc)

Macro = metro market situation (job growth, construction levels/supply, population influx, economy, demographics,...)

If it's a soft/buyers market in Edmonton, it might be a good time to buy.

The one major downside in the Canadian market is that homeowners bear most of the long-term interest risks, the spread between L/T fixed mortgages (20yrs+) and short-term fixed or variable is huge compared to most other countries (like the US, UK or France). This is due to Canadian consumers being meek and Cdn banks being able to set the standards.

In the US or France, low-interest fixed mortgage rates make buying a no-brainer, you're basically locking your real estate costs. Case-Shiller states that homes haven't greatly outstripped inflation rates, and that might be true in markets like say Houston or Atlanta, but rents have generally gone up above inflation rates.

But L/T interest rates uncertainty are weathered by the fact that inflation is going to be a factor, and owning real estate is a great hedge against that. Real inflation rates are much higher than posted ones, because vital items like rent, food, education and health costs have greatly outstripped official inflation rates.

Super nice family runs it, and they will ship your order to a pickup location in the south side (or for an extra charge I believe they will bring it right to you, but that negates the great prices of buying it directly from them).

Or if you are around a location of Second To None Meats, check them out. They usually have sales on ground beef, and have delicious steaks.

Not particularly a Canadian political point but a cultural one.

The whole Gord Downie cancer/end of the tragically hip is something that would only happen in Canada and not the USA. There is no one band that america would holy in nearly a dignitary regard. It makes me nostalgic, but is also a sign of the death of those last things that were canadian culture. I can find ketchup chips and poutine even here in the south, not as many people give a crap about hockey etc. The only thing left about being Canadian is not being american...and that difference is only being outrageously gay, overpaying for housing, taxation and free healthcare. No one is going to sing O Canada over that.

For Edmonton and Alberta as a whole where is growth coming from? Growth there is purely tied to oil/energy and new people who would be moving in to buy places to live will not increase until Oil/Energy rebound.

There are no signs on the horizon that oil will spike back up soon. Not with the world still in a deflationary period and not with SA and USA flooding the market with cheap energy to cripple Russia and other energy markets.

My saying is that look what wealthy people do. Wealthy people don't buy homes like regular folk do. Many just rent their residence and have their money in land or RE investment trusts that pay out dividends. Your money would work more for you putting it in a diverse basket of preferred stocks/blue chips, REITs, hard precious assets, etc; land for long term.

Why deal with the bullshit of silly tenants when you can just collect a check for a REIT that has many tenants all over Canada and deals with all that bullshit. For the REITS who deal with commercial and Indsutrial they deal in the real world where companies need space to do business. And though people will always need shelter. The idea of "buying" shelter with massive debt loads is going out of style especially with young people. Go look at office vacancy rates in many cites, very low. Commercial Real Estate is doing much better then Residential, even large scale Retail is doing good and nobody is talking about the hidden value that many large Retail have with land holdings that can be flipped into condos and whatever else. Big potential in this verse buying some moldy bungalow.

Where and who builds them matters. The game of land is rigged which is why rich people flock to it and common folk buy the moldy structures they put up for sale. Because development is a rigged game and more or less that area will be focused (via force and regulations) for growth. The things is though folks have known this for 30 years now and have been making millions off this fact while the common folks just by the leaky condos going up.

Investing in a REIT That does action in that immediate area would provide income streams from the commercial activity going on there today, while also providing future growth with the (rigged) land value that it is sitting on for tomorrow.

A core example is Sears Canada. The company is on life support and will go bankrupt in a year or two. The only assets they have are all the lucrative land holdings in good areas in all major Canadian cities. Real Estate investment vultures are circling the dying corpus of Sears waiting for the day they have to unload their land and assets for firesale prices. go research and look to see who Sears Canada has already unloaded land to as well. You start to do the research and certain companies come up, these companies almost all have REITS and/or are on the TSX.

Canadian Growth..

Canada is only seeing cross Provincial migration and immigration from abroad. Not any actual natural growth in many new young Canadians coming into the pipeline. As Canada gets older the general shifts towards a aging population means that those pesky Boomers will be getting sketchy soon for retirement and the vast majority all have their eggs in the "Conservative" basket of a house and RRSP. The RRSP ain't going to pay shit so many are banking on a fat house sale. All these Boomers will all start flooding the markets with no new demand to scoop up the upload in supply.

Not so fast, Kos.

5% is just a benchmark. What you're missing is:

1- on the rent side of the equation, you're just paying your landlord, it's a pure cash outflow, whereas your mortgage payment goes toward your home equity, you're just shifting your money from one pocket to the other. You've got a lot of interest to cover and the equity coverage really kicks in in the later stages, but with current rates being so low, it's not a bad thing to be leveraged.

2- rents go up, often faster than inflation, whereas when you buy you are locking in your housing price. Real estate is a great hedge against inflation, unless you're in a dying rust belt market or a very small one with lots of room to grow, but if you're in a decent location in a growing city, real estate is always a solid investment in the long term. I can't vouch for Edmonton (never been in Alberta), but my impression of Calgary is that it's diversifying. If there is a prolonged, deeper recession in the next year or two, that might actually be a good time to buy low.

For most people, most of the wealth is held up in their home equity. Most of the wealth held by Boomers is in the homes they've bought a few decades ago for peanuts. California is full of dumb older hippie millionaires who just happened to buy their homes before the 90s. My old landlord back in college works as a secretary for the university, he bought his house for around $400k around 1990, his home is now worth ~$2M. Home equity is where most of the richest 10% in N.Am. got their wealth.

And if you resell your house, you are exempt from capital gains tax (PRE), whereas you're going to get hit for 25% of your gains for REITs or stocks.

911 and Kosko thank you both very much for the insightful posts on real estate in our country, that what exactly what I was looking for but has left me in the exact state I was in, confused haha. Basically my bank has been hounding me the past couple of weeks because my five year mortgage term is coming up, I've had a variable rate and its currently at 2.05, which is pretty damn low, they offered me 2.19 on a two year locked or 2.47 on a five year locked, I think I'm going to go with the two year. When I bought my place five years ago, I told myself that I had to do "something big" at the end of it, but with the crash in oil since then, I'm not so sure what I want to do, we'll see.

One thing is for sure though, Canadian real estate is way over priced. I've heard rumours of an impending Vancouver crash, I'd love to scoop up something for a reasonable price in that city, but am not counting on it, I should have bought there five years ago instead of Etown!

When not linked with children more men on poor and in poverty. More men are homeless. More men are low income just scraping by.

Children bloat women's numbers, and for elderly, since women live longer you have more poor elderly that are women.

The one stat I want to try and find is what proportion of children live in poverty when it is single mothers vs single fathers. If the father has no other dependents outside of his immediate family my suspicion is that kids would be in greater poverty with the mothers.

Looks like another career politician. I like O'Leary better than this guy. At least O'Leary has that private sector appeal.

But I will admit that I am done with the Conservative Party of Canada. Rona Ambrose sealed my decision with her recent public rejection of Alt Right ideas. The conservative movement is dead. Long live the Alt Right. Cuckservatives are controlled opposition anyway, especially in Canada. The CPC is Bernie Sanders to the LPC as Mrs. Bill Clinton. There's no real contest going on.

Unless and until I see a Canadian Alt Right party begin to rise, I have no party. The closest thing I can see right now to the Alt Right is the Christian Heritage Party but I need to research them a bit more before I figure them out. If any of you guys have any insight on them I would be interested. I'm thinking maybe they're a culturally Dutch group but I'm not sure. They're fringe anyway.

No alt-right party will rise in Canada unless it drops any and all mentions of race from its doctrine. It can become an anti immigrant party, but an outright racial nationalist party will stay losing in multi party system like Canada's.

Brad Wall's party in Saskatchewan is the most pragmatic populist right wing party in the country, and it can actually win elections.

Andrew Scheer might actually be a good bet, a business friendly conservative at a time when conservatives are becoming less business friendly in western countries is refreshing, and ideal.

I agree with this. Canada is different than America that is has a sensitive and relatively recent battle with white supremacists that ended in its establishment of hate speech laws. Any racial bias will bring that back up quickly and sink the aspiring party.

Prior to that, Canada never had a "civil rights era". Its equivalent to the KKK uprising was really only 15-20 years ago. So thats really too fresh for any party to tread remotely close to "whiteness"

I studied Zundel and did a school project on him while I was in high school in Ontario in the late 80's. Zundel was incredibly offensive, but he never committed any crimes and freedom of speech has to be for the speech that you don't like. Those are three very high-profile cases, but I could cite many more lower profile cases. And there will be more targets of the Orwellian Canadian hate-speech jihadists in the future, you may be talking to one. I argued that this would happen back in high school and I got an A+ on my Zundel project. Don't get me wrong, I couldn't stand Zundel and I regularly got into street fights with skin-heads, usually on public transit, just for making eye contact with them, so I know what you're talking about. They were usually high on cheap drugs and storming around spoiling for a fight. But the answer isn't shutting down free speech. The answer is ARGUING with them. And occasionally sending them to the hospital when circumstances call for it.

I am actually quite stunned that you are trying to paint these hate speech laws in a positive light and I believe you have been a victim of the blue pill here my friend. Stephen Harper did some rare actual work as Prime Minister when he struck down Section 13 of the Canadian Human Rights Act.

I had actually forgotten about how bad it was just outside of Toronto in the 1990s. The skinheads regularly stomping down African and Chinese UofW students like they were kittens on the didn't go over too well. It took the whole concept of "Your Liberty To Swing Your Fist Ends Just Where My Nose Begins" to a new level.

This period coincided with the great factory decline in that part of Ontario. Great similarities to what's happening now with Appalachia in the USA.

I'll write more about that later.

I agree. Zundel was a scapegoat for a crackdown, they invented new laws to persecute him. When he fled to the US, he wasn't deported for 'hate speech' but for a visa overstay.

The subsequent witch hunt of the skinheads was out of control. Instead of just being arrested for any violence committed, police turned their heads as Anti Racist Action members chased down skinheads and ransacked homes of white nationalist writers.

The pendulum swing was too far.

He's likeable, smart and not at all arrogant (I suspect it is arrogancw that will prove the current government's undoing). Oh, and opponents tend to underestimate him.

It'll be interesting to see what happens as the honeymoon phase of Little Potato's tenure as PM fades away and he is forced to make some tough decisions. With Brexit a done deal and the possibility of Trump getting elected as prez, Trudeau may even decide to take a turn to the right so as not to become irrelevant on the international stage. The Liberals have a long history of campaigning from the left then governing from the right but so far it looks like Trudeau has decided to govern from the left, hopefully he changes but I'm not holding my breath.
