New England is an odd place, but the attitudes Dr. Howard posted are true. You'll find some mixing but the trash is generally concentrated in the trashy places (Dorchestor anyone?).

Getting Shack Shake in Chestnut Hill and shopping at the Wegmans over there, I never saw toothless Red Sux fans shopping there.

Contrast that to the Stop and Shop over in Allston. Oh boy it's night and day.

I also knew of a white family who stayed in Wollaston after the town became the new china town. They don't want to move for whatever reason and seem to not care. More power to them.

When it comes to race it's never white and black (hehe). There's going to be some mixing. Any attempts at trying to make it a cut and dry argument will have the "token" examples. Best to include them so the SWPL don't throw the baby out with the bath water.

New England is a Puritan backwater. No way anybody with a strait face say that place is any way like the greater USA.

The mix uptight conservative lifestyles with over the top liberal ideals. That place should be its own country, they are weird over there and have little in common with Americans, The French/Acadians, or Eastern Canadians at large.

Even though segregation in NE is pretty intense, I wouldn't say it's not like the rest of the country. America is very segregated no matter where you go.

The token mixing you see is the 20%. The other 80% of people live within their racial enclaves.

Down south the segregation is extremely pronounced. When I was visiting Atlanta, I accidentally crossed the street into a Black neighborhood. I saw a bunch of blacks hanging out by a convenience store in broad daylight (must have been unemployed) so I walked by and looked into the windows. One of the men said, "Watcha doin, boy? Don't just stare go into the store if you want to look." I said okay and went inside the store, and there was just a clerk sitting behind some bulletproof glass and the shelves were nearly empty. There was one guy in there loitering in the back doing apparently nothing.

I walked back out of the store and the Blacks had taken an interest to me, talking very fast with one of the girls shouting, "DAYUMMMMMMM" over and over. They asked me where I was from and I told them. Then one of the Blacks came up to me, put his arm over my shoulder, and began to walk with me back into downtown Atlanta.

He was clearly high on something, and told me through slurred words how things worked around there.

"Now you see mang, you and yer kind stay over on that siiide of the streeet, and we stay over heeer. Butttur for evryone. Oh if you neeed sum guuud stuf, then you jus remebar I am your man. Jus' go to the Hard Rock cafe later and I can get somethung for ya."

I tell you right now, I've never seen or heard of anyone in New England who has been escorted out of a neighborhood for being the wrong skin color. And I was right next to downtown Atlanta, not even a 10 min walk away from the center of the city. The south's segregation and casual racism is obviously 10x worse than anything else I've seen.

And yet, despite the fact that everyone understood segregated neighborhoods as a fact of life, I've never met so many friendly Blacks and Whites in my life. I saw all the races openly talk with each other, including Black girls who would actually go up and start talking to me. That also has never happened to me once in New England. But I also saw that the races did tend to talk with "their own" more than with the others.

So, I'm not sure why you say NE is unlike the rest of the country - if anything, racism here is much less than almost anywhere else, even if the people here mostly live in their heads and are quiet. We don't have race riots, and the ghettos here are easily some of the finest in the country. I've been in quite a few welfare homes of Blacks and Whites and boy do they have it GOOD. Beautifully furnished homes, the finest appliances, widescreen TV's, the latest iPhone, etc. And yet even in spite of the royal treatment they get, still many Blacks will commit crimes of aggression more so than other races. And a lot of it is covered up and ignored by the media. The cops here definately know the score and look at non-Whites with greater suspicion than Whites. Yet few hold grudges up here, but there is the preference among at least 1/3 of the Whites here to stay in a mostly White neighborhood. Whites who enjoy mixing it up go to clubs/bars in Cambridge, Brookline, and Jamaica Plain where lots of mixing happens.

I'm pretty sure NE has the best race relations in the country, but it's probably because of the supermajority status Whites have here.

Where I'm from its more African American culture that white people hate. Hard working well spoken blacks who dis-associate with the AA culture seem to integrate well. A single word of ebonics or rap music will cause most upper class white people to avoid them like cancer however. Think your stereotypicle Republican black. . .sure some white people are still racist but most who meet the criteria that I have stated integrate well. Its the backwards AA culture that is holding back black people in America back the most in my opinion. I am not denying racism still exists, I just think the culture plays a big part in the continued segregation. I'm not black myself so could be completely wrong, but from my personal experiences this is what I've seen.

Manhattan is pretty segregated, and the segregation is increasing.

In real estate, the demarcation line in terms of property values is 96th street on the east side (on the west side its a bit further up). "Manhattan below 96th street" is code for far more expense per square foot.

Guess what constitutes that demarcation line?

Yeah, as an avid dater of black women, I typically end up with alot non-American black women or first or second generation immigrants. Typically all hard workers and very successful, with a good amount of white friends. As a white guy, these women seem to be the sweet spot. The only time I've ever experienced racism when out with a black woman has been when she wore more stereotypicle AA clothing. . . .I don't really talk to those types anymore. . we just don't have much in common.

People need to keep in mind the demographics of the U.S. and the younger anglosphere countries is just a long running social experiment.

America is still a young country and you can't really call multiculturalism a success as it is now. All these wacked out policies are just patchwork mixing and matching of theories to try and fit square pegs into round holes.

After living in homogenous countries for awhile now i'm pretty certain that multiculturalism really doesn't work in the long run and it's obvious which societies actually stand the test of time.

Just consider this for a moment..all the recent racial and class strife we've seen in the U.S. has been during unprecedented times of booming wealth and prosperity. What happens when things actually get tough?

Now imagine if the U.S. actually enters into an existential "dark" period where things are not so good like all the other long lasting old world countries/people in the world have experienced at one point. The good times aren't just going to last forever.

That will be the real test and i'm not terribly optimistic about the social fabric of the U.S. remaining intact as a nation. I believe when things really do get tough in the future (probably distant) things will balkanize real fast.

I used to mown the lawn at the house and after "they" moved in, broken beer/booze bottles, general trash, etc. was just everywhere. I quit doing that lawn.

Anyway, after getting the garbage tenants out, my BIL "accidentally" left a paint removal gun plugged in near some paint thinner, etc. while he was "renovating" the place and it burned down.

Fucking sad what was done to that house.

I have a buddy that is a section 8 landlord. He is probably also the most racist person I've ever met. Anyway, his strategy is when he gets a new rental he remodels it with 'bulletproof' materials...."like you would use if you were building a jail" he says.

He's said he's got tenant destruction budgeted into every place, but he said that tenants have getting worse and worse attitudes over the years. Like they think they are living in a hotel with the belligerent maintenance calls he has to send people on. Again to paraphrase he says "these people aren't on section 8 until they find a good job, they are section 8 for life...being on welfare is their job and they are experts at it"

The other thing to consider if you as a landlord don't want to deal with the Section 8/welfare shit is to not have a Section 8 approved building(s).

There are rules/codes that must be met to be approved. With a little bit of homework, you can find out what they are and make sure your property fails the approval.

Then if a Section 8/welfare type wants to rent from you, you can say: "I'd love to rent to you but I'm not Section 8/welfare approved.", pull out your rejection letter and show them.

It's a nice CYA defense against any potential low income type of discrimination claims.

I've avoided posting this here because I have yet to see this documentary. The filmmakers and host strike me as typical SJW types, but at the same time they're bringing a topic to light no one in the MSM talks about: White Flight. Its the result of many factors and kudos for these people who had the balls to look at it from all the angles.
I did get the feeling they wanted to blame Team Red State for pushing Black Americans into one voting block, but the truth is far from it. I lived in St.Louis in the 1980's and well do I remember how William "Big Daddy" Clay ran the north side. I worked with a few of his relatives and the amount of graft and power that man wielded was phenomenal. I also note his son has inherited the Democratic party's fief in St.Louis. Perhaps they should make the office hereditary.

As others have said: trash is trash - it doesn't have any particular look or skin color. Nobody wants to work hard to live in a nice neighborhood and have trash follow them into it via government intervention that they pay for.

Relating to the article: If you do some googling about MD migration patterns, people are fleeing the state. The reasons cited are numerous: high taxes, jobs being moved to more business friendly jurisdictions, high cost of living, etc. Very liberal states like New York, Massachusetts, and California also have tons of people fleeing as well. No doubt, stupid policies like the one mentioned in the article are contributing to a lot of people saying fuck it and moving out of their respective state.

I have been a Landlord since 1997 and vowed never to rent to Section 8. However, since 2001 it is illegal to refuse a Section 8 voucher. It is no longer a voluntary program in NJ. So far I have been lucky enough to avoid them. I put a lot of effort renovating the properties I own and have been joyful at seeing the neighborhoods I invested in gentrify. I even see white women jogging at night... which ten years ago you would never see (too much crime).

The Atlantic some years back published an in-depth article about Section 8. It really damned the program, which I didn't expect from a left of center publication. The theme of the article: The increase in property and violent crime was directly proportional to the increase in the number of people using Section 8.
