Athens Greece; check out the websites spitogatos.gr or better yet, spiti24.gr. There are many apartments listed for €10K or even half that and if you have cash you can motivate others down to this range.

10-15 minutes from centre of Lviv (in populated area where you have pretty much everything you need to live there, including one of the best clubs in Lviv 5 minutes away) you can get apartments for 10k grivnas per meter. 15k USD gives right now 350k grivnas. So getting something decent its possible there.

Cheap land/houses are cheap for a reason.
Here are the compromises you must make:
a) Out in the sticks. No electricity or running water. No one to socialize with or spend tons of time/money driving to a large city.
b) Bad inner city neighborhoods in Detroit, Baltimore, Richmond. Huge danger to your life, arson, squatters, breakins removing copper pipe and wiring to sell for copper content. Vandalism. Someone using your place for a meth lab. Unable to get insurance. City forcing you to demolish/ repair burnt building.
c) Third world countries with weak laws. If you're lucky, place will be broken into with everything removed, and the place vandalized. If you're less lucky, squatters will move in, you will be unable to get them out.

And forget renting any of these places out. Who would want them?

More practical: Since you plan to travel and stay in each place a few months, travel light, rent a room or apartment for a few months. Such places can be cheap off season (summer at ski resorts, great mountain hiking; winter at beach resorts, fishing and walks along the coast; urban summer sublets for 2 months in college towns.) You can rent a storage space in the US from companies like Public Storage; affordable if you stack your stuff floor to ceiling.

Why isn't anybody talking about the yearly property taxes? Where I live, the property tax is split into a tax for the house/appartment itself plus a tax for the land itself. On top of that there are a series of mandatory fees such as house insurance, fee for removing garbage, fee for water into the house and "dirty" water away from the house. And many more. All these thing are mandatory and you HAVE you pay them even though nobody is the living in the house at all. All these things also apply for appartments - yes an appartment also takes up a small piece of land. To give you an example, a 2 bedroom appartment in one of the Scandinavian capitals will set you back about 6500 USD each year. To make it clear: If you walk in, and pay the full amount in cash for a 2 bedroom, and you dont need a mortage at all, you will still have to pay 6500 USD each year until you die or sell the appartment. If you buy in a rural area, it will be a lot less, maybe 2000 USD pr year.

LouEvilSlugger was talking about the Azores on the last page. I've been looking into property there as a possible retirement option. It looks incredibly beautiful and you can get to Ponta Delgada via Easy Jet from Lisbon very affordably. I've been thinking about the possibility of rehabbing one of these old derelict lava rock farm houses with a 180 degree ocean view and turning it into a vacation rental:

Gents, a couple of points to remember:

Many countries do not allow foreign nationals to own property so do some research. Much of the 'land' owned in Mexico for instance is owned by a bank with a lease to the foreign national.

The south eastern US - somewhere I spend a lot of time for work - has lots of good land with good water, timber and soil for very little money. 15k is not out of the question for a small two bedroom detached building on a small plot.

Also staying in the US - there is no need to worry about legal and tax implications or language cultural differences.

Buy the property in a local citizens name (wife/friend). Then issue a 99 year lease on the property.

Also note, some countries only allow a 30 year lease (Thailand, Laos) or 50 year lease (Vietnam).

This is going to sound strange...but Cuba.

For 10,000 USD you can buy property in Cuba. I'm not sure if it's actually one of those Lease deals from the government. But I have heard of foreigners buying homes now.

Cuba, the weather is great, it's super cheap, girls want to fuck foreigners (though it's probably PFP unless you speak Spanish). There isn't a whole lot of crime, at least not violent crime. You might get some things stolen. But overall it's really an Ideal place. It's still close to home. With CUba opening up it's a good investment.

This is incorrect. You can buy property in a Cubans name at that price. That will not get you screw all though in a city. 10k would be a run down miniture apartment in holguin. In the campos you could get sonething reasonable for 10k. Prices are a lot higher than they were 5 years agom a liveable place in holguin wpuld be 25k min in my opinion. In havana double. A lot of foreigners buy plaves in their gfs name and when they break up say bye bye to the properrty which happens 90+% of the time imo. The 99 year leases which foreigners can buy are all 100+k besides a studio i saw a couple years ago for 85k euros (300 square feet) the property taxes are 2% on those and theres monthly maintenance fees. Its a pretty bad deal imo and reselling those things is next to impossible. I see the same units listed i saw 3 years ago.

Anyone who is buying on an Island or in a beach Area needs to be on the beach or directly across from it or there is 0 rental potential. Nobody wants to rent a house in the hills of the Dominican Republic or Panama or on St john or other any island or beach area unless they are long term and relocating for years. Vacationers don't want to walk 5 miles or taxi 10 minutes each way to the beach Its simply not worth it.

You'd just need a few (positive) reviews to get the ball rolling in your favor. Also, being a (Western) foreign owner would be a plus, giving you more "instant trust" than a local would enjoy.

It's also my aim to have a place I could rent when I'm working abroad.

Paris is too expensive and I believe the yield is too low. I am in Berlin currently visiting different neighborhoods and trying to gather as much info as possible. Many cities declared a war against airbnb, for instance in Berlin you can't rent unless you really live there, They want to avoid foreigners buying to rent the whole year on airbnb because it gets difficult for locals to find places to live. An option could be to rent with 3 or 6 months contracts to be sure you ll get your place back, less flexibility than airbnb but also less risky, no potential troubles with the cityhall.
The tricky part in that kind of investment is to get all the relevant information. As a freelancer I'll have no pension so I need to get a source of passive income, real estate seems the safest option.
I am also considering Rio, Spain, the US...still at the very beginning of the process, any of you guys are doing this business with success?
