Sup fam,


I'm looking for information to purchase property/land in Brazil, DR, Costa Rica...any recommended websites or sources I can reach out to...basically looking for info pertaining to:
-taxes
-legal rights to land/property
-process
-anything else

I already know brazil but I want to make sure I have all the correct information...any feedback would be much appreciated...

For Brasil, do not buy anything over the internet. Go there in person, see the place, get a feel for it. Go there not for a couple of weeks but 3-6 months to get a feel of the place to see if this is a good place to live and whether you'd like living there and ask around the people if it's a good area to live. I can't tell you how many incredible deal offers I've been receiving from various companies that target the gringo market in Brasil. But anyways, I"m sure you're wise enough to already know all of that.
There's a guy in Brasil, a german living in Minas, he has a blog filled with good info about buying real estate in brasil. Google "alemao mineiro" and read everything on this guy's site. Then if you're truly serious, go there in person, make contacts there. I'm also thinking of buying real estate in Brasil and I'll be scouting the country hard over the next 2 years. I'll spend 2-3 months in 3-5 cities before settling on one and then a given city spend more time there before pulling the trigger. Here's another piece of advice that I'm sure you may already know: invest in a city that will be hosting world cup games in 2014.
Btw, where in Brasil are you looking to buy real estate? I know a couple good reliable real estate agents in BH and BSB as well as 2 good lawyers in BSB and Fortaleza I could pass you their contacts if you're looking in these cities.

Also, a good site that used to have quality people with quality posts was the brazzil.com forum. But unfortunately, it got sidetracked and invaded by trolls and sex tourists. But if you browse the archives, you can still find some good info. Another awesomely informative community/forum is the abc-latina.com but this is a community/forum for/by French expats and the Brasil section is filled with very knowledgeable and helpful people, but it's all in French. So please do not expect any info there in English as everything is in French.

As always, excellent information from Vancier I'm looking to purchase either in Natal, or the triangle of Sao Paulo/Rio/Santos/Belo...I hear your advice about selecting soccer/olympic locations...thinking the exact same thing...

You sure you got this right? Googling that term brings up this thread as the first search item, and the rest of the pages are all in Portugese. Didnt see anything matching this exactly.

Didn't find much on Brazzil.com, the forums are dead.

Gringoes.com seems to be a better option with a few active posters in the real estate business.

This Alemao Mineiro had an awesome blog with lots of info on that topic, i'll see if i can find it in my old folders as I am sure I had bookmarked it somewhere...Anyways, you may want to join his page on Facebook, look him up at Foreigners in Brazil. Also, on the Brazzil.com site, search the forum, and search for his posts on the topic. Yes the forums have been slow if not dead but there are some good posts in the topic from a while back.

Also, read the articles on the main page of the brazzil.com site, they have some very well written and informative articles on anything Brasil related. Here are two that would be of interest to you and anyone looking to invest in Brasil:

Will check those links out. Do you have any information about the qualifications for loans from the Brazil Development Bank? They are trying to build up the tourism infrastructure, so it appears that they are giving out loans for both small and large projects, including all types of lodging and accomadation.

That should be a very good place to start.

Regarding loans for Brasil Development Bank, no idea and with the interest rates they charge in Brasil, you'd be looking at at a steep 15-20% annual rate. Much better to either pay cash if you have the cash if not, get the a loan from your country as the interest rates will be a lot lower than a loan from a Brasilian bank.

For me and IMO, it's Brasil by a long shot. Look at how the economy has been steadily growing up and couple that with WC 2014 and Rio 2016, if you or anyone buys a place in a city hosting a WC game in 2014, your investment/property will easily double (if not triple IMO) in value by the time 2014 rolls around. Would be a good place to consider specially for you as language is not an issue there or for anyone who speak fluent portuguese.

Thks VP. Nowadays there´s always some cousin or brother from friends of mine that recently moved to S. Paulo to work. Even brasilians that came to Portugal to work are now going back home. I´m thinking maybe making an LLM in Rio or S.P.

Next year will be decisive. For my next 5 to 10 years.

The thing with S. America that worries me most for investing is instability. Now Brazil is good but one wrong president can throw it all away.
Anyway do you know any specific sites for Rio, S. Paulo and Floripa to search for houses.

In Portugal Remax is the leading site. There´s others like Lardocelar, bpiexpressoimobiliario, casasapo, ERA, etc. But Remax is the best.

For sites, just do a google search for imobiliarios no rio/sp/floripa and other city you'd be interested in. Also, scout the classifieds/anuncios sections of O'globo, a Folha and other local papers. IMO, and I'm sure you already know this, the best way to see what's available is to go there physically, get in touch with some good real estate agents and have them take you to properties. Also, as a rule of thumb but I'm sure you already know that: stay away from any real estate site in Brasil that has an English version as that site is more than likely targeted towards the gringo market and hence, be at over inflated gringo prices. Stick to sites in Portuguese only, not always but in 95% of the time.
Also, you may want to contact local developpers directly as they offer pre-launch sales which are as you can imagine, cheaper than after launch sale. Some big developpers in Brasil are MRV Engenharia http://mrv.com.br/
Another thing you may want to do is subscribe to TV Globo Internacional and watch for commercial/ads by developpers in Brasil and contact them.

Note: I am not related to that site nor do I have any interests in mentioning it in here other than I've been on this guys' list and he sends solid info and tips.

That should keep you busy for a while and give you some ideas as to where to look. But again, nothing will replace local scouting by yourself.
