Question is, what kind of troll would be so measured and articulate?

Correct. I was referring to the statement about rents in NYC between 1500-2000 per month. Unless he is thinking in the worst parts of the bronx or queens, his opinion on this is total bullshit...

What bothers me are the real estate claims. I would like to see a simple breakdown of his real estate investments.

1). Purchase price, work needed
2). Rent roll
3). Expenses

The claim of $3,000 max property tax on $250k property has me scratching my head. Still waiting for the address of a current listing in the area of the US where this can be had. Should be easy to go on the MLS site or Zillow and provide one.

Maybe he bought properties of $15,000 cash, but have you ever seen a $15k property? They ain't pretty and neither are the neighborhoods.

Everyone is looking for financial freedom, and real estate can help with that but I hate to see people getting sold an illusion that it's easy. From picking the right properties to managing them well takes skill and luck.

How were you able to get a mortgage at such a young age? At your age, the banks wouldn't even consider me for a 1k credit card let alone a home purchase.

Kid had money from parents that he used to get into RE.

Guys I will get to the questions later, they are good ones.

One thing I want to address right now: money from parents. The main family breadwinner died 12 years ago spontaneously and had us going into debt to afford a decent headstone and burial. No life insurance or savings. This was the main, driving motivation to not work for 30 years and have absolutely nothing to show for it. It's also why I don't plan on having a wife and kids...they supported all of us and it was just too much to bear. Health suffered and eventually led to death. I put myself through college and grad school, and when I asked the surviving parent, years later, for $100 because I was short for closing on my first house, they refused and I had about 24 hours to call random buddies and perform yard work / whatever to come up with it. So, don't go there.

Also it's very simple to have this kind of credit...I knew ahead of time I would one day need credit so I walked into the bank and got two credit cards the day I was eligible (18?). I was also foolish and had a car loan for a bit while young. And a student loan. So I had a credit history, I have never missed a payment in my entire life, and I had a shitty but "respectable" job to drive the debt to income ratio. If you are in your late 20s and are getting turned down for a $1000 credit card, you aren't trying hard enough or you failed to prepare or you have past credit issues like most of my friends who thought it would be funny to go buy shoes and crap and then not pay. I hate to make assumptions but that seems even less likely than MY story

Also, I do not know shit about NYC, it's a faraway place I spent like twelve hours in a decade ago. It sounded vaguely like a place I would like to have the option to live in. But if it's truly that expensive I don't think it's worth all the extra effort. As I said earlier, I have spent most of my life just working constantly and I am unfortunately ignorant about some common things.

The deposits listed into his bank account seem to match the affiliate accounts I viewed in the screenshot.

If someone wants to go to the trouble to finding photographs of hard copy bank statements and then somehow matches those to screenshots as well as assume the identity of a guy that's had an article written about his success in affiliate programs then I suppose it could be faked.

But this guy is just asking about ideal passive income, not your credit card number.

A lot of readers seem to be adding to or taking away from what he's written so far, and not taking what he says at face value.

Also, maybe my own reading comprehension is messed up this morning but didn't he say "obviously NOT NYC" regarding 2000 dollar a month rent?

I interpreted that to mean most city's rents would give you a good 1 bedroom apartment for 2000 a month (except NYC), and that's a true statement.

Killface, I'd like to see the data sheets and a more thorough breakdown of how you came to the knowledge you did as well as your current situation.

Also, I want to point out that I had two 11k limit credit cards when I was 26. That's far from impossible and I'm shocked to hear other guys couldn't get a 1000 dollar limit.

We were meant for far more than to suffer in our self created prisons only to die alone. It doesn't have to be that way. It never did.

Dude, he said "A nice apartment in a top flight American/developed world city would be what, $1500-2000 per month max? Single bedroom. Obviously if you're not trying to live in NYC, just a nice city like, say, Denver, reduce that to $1000. "

So that means that you can reduce the 1500-2000 dollar per month from a great or nice city like LA, SF, NYC to 1000 dollars in Denver.

Is that not clear to you???

In western Canada(hell all over the world) there is a lot of money. I know tons of 7-figure guys that have never been to NYC, or just as a tourist. Is their wealth imaginary too?

And the CC thing isn't really that hard to believe either. I started with $500 at 18, paid the bills, kept getting upped to 15k by 24. By late 20s banks were trying to give me a mortgage.

Still not 100% convinced, but slowly taking a cautious interest.

This is just not credible. AT THE SAME TIME IN LESS THAN A YEAR : No RE experience and no major assets to use as collateral...half million from internet marketing out of thin air... also gets approved for 10 or 20 or 30 mortgages at the same time... then gets a 200K oil field job with zero experience...travels...and gets in great shape.

However someone with those claims that still seeks an answer as to how much passive cash is required to live a fun lifestyle (even after reading the forum for a year), is either doing the humble brag or lying.

If you can make 500k, purchase up properties making you 5k a month profit(12% profit?), get a 6 figure oil rig job with no experience, and still have to ask me if 150k passive is enough to have a fun lifestyle on? I'm gonna laugh your ass outta the bar.

I'm just wondering when the pitch is? Hey guys, I wrote that ebook your talking about, its normally 19.99 but the first 10 people that buy get it for 9.99!

VVVV, I don't mean to be rude, but dude, are you dense? I have addressed that in previous posts, and since you seem to be following them so closely I have to think you're selectively reading...you are filtering out things you don't want to believe.

Travel...DOMESTIC. Nothing exotic or for a long duration. I am not saying I took a round the world year long trip, though I plan to eventually.

Getting in shape...I was a weightlifter and let myself go. I had muscle memory, did a PSMF, popped EC stack, got plenty of sleep, I don't drink...try this for a year and see how crazy my claims are. You're that adamantly opposed to the idea people can get in shape during a 365 day period? Wow.

30 mortgages? Try 5, as I said before.

If I do, I won't market it on here or probably anywhere else, just throw it up on Amazon and let those who would listen benefit. It probably won't contain anything more than what I plan on writing in a data sheet here, but this is a pretty obscure forum so I am not too worried about it.

You have to understand where I am coming from...until this last year I never made more than 50k or so, I lived in a low COL area, I haven't traveled or indulged in luxuries and have saved most of my money. I have no fucking clue how far different income levels go, especially across different geographic regions. That was the point of this thread, not to prove I'm some rich guy.

So lets assume his numbers are close to correct. Here's my advice to you Killface.

Almost all of your net worth is in real estate. What happens if another economic downturn happens? Or a regional one in the city you invested in related to whatever industries are big there? Energy, manufacturing, agriculture etc all have cyclical cycles. You are leveraged and could go broke. It seems to me that you need to diversify quite a bit more.

I'm not an expert in real estate but you are probably underestimating real estate costs due to major repairs, taxes and other factors and likely underestimating the time it would take to manage 30 properties, for instance if you lost your property manager or had a series of vacancies or repairs.

$150k/year is definitely enough income to play around enough in even expenses cities like NYC, SF, London, especially if you are time rich and can save money by expending time rather than money on chores, cooking etc. You won't be saving much money though. In the rest of the world or even 2nd or 3rd tier cities in the US, you can save a significant amount at 150k a year.

You won't get filthy rich by being risk averse but most people in the retirement and wealth management area that want passive income live by something more similar to a 4% rule. If you have a diversified passive portfolio of stocks, fixed income, REITs and other assets, you can spend about 4% of it a year and still expect to beat inflation and not lose purchasing power over the long term. This would mean for a $150k/year passive income you'd need close to 4 million dollars in assets to feel secure spending that much and still getting richer or breaking even. If you want to learn more about real wealth management and passive income I recommend the bogleheads forum.

Right now your real estate strategy is working, and it may continue to work, and it may make you rich. So could opening a margin account with a broker and buying leveraged ETFs or options on Apple stock. It could just as easily make you go broke.

My biggest advice to you (and somewhat similar to my plan), would be to maximize your earnings while you can. That oil job might not exist in a couple years, or leverage your online marketing skills while the tech industry is still hot. Some skills related to your online marketing could help you with additional passive income sources, or location independent online jobs or consulting.

Now I'm not saying don't get out of the US or plan a mini or semi retirement. Those are all ideas I've mulled over or hope to do in the future. But right now you should probably continue to earn more income while you are effectively overpaid, diversify your wealth and have a plan to continue earning more income from business and not just investments ongoing.

There is nothing unusual about the OP being able to get credit. I travel for work a lot and get reimbursed for travel spending on my own credit card, so I've been applying for a shitload of credit cards such as United Mileage Explorer, Marriott Rewards, etc in order to get points. Right now I have 5 credit cards and my total credit limit is >$50,000 and I'm in my mid 20s, presumably younger than the OP.

At any rate, I understand the skepticism but at the same time I hardly see the point of killface going through all this effort just to troll. He's obviously at least somewhat intelligent-people have been coming up with good trap questions and he's navigated them all without making any obvious missteps or self-contradictions. I find it hard to believe that a highly functioning dude would go through all this effort just to get validation and attention for an imaginary, fictional persona he created. What would be the point?

On the other hand, I do think it's puzzling that someone who just made $500k after tax from one affiliate marketing campaign would call it quits on the whole concept of internet marketing and go into real estate and the oil fields(!), just because he wasn't immediately able to replicate his IM success. His loot from that one campaign represents 5 years of working a $150k/year job but he made it in one year, and then seemingly gave up again after at most a few months. Surely after experiencing such dramatic success and knowing first hand that success is possible, he'd give himself more time to try and make something else work in the IM domain. Hell, I'd definitely give myself at least a year of trying some more IM hustles from a Thai beach before giving up and heading to a mancamp or drilling rig.

Like Fisto mentioned, I actually hope that you're legit. It would be inspiring to see someone succeed based on their skills, work ethic, and timing. Particularly interested in the RE bit because I also dabble in investments but don't see the types of returns you've experienced (I'm averaging $100/month per door) and I'm always open to learning and jump starting my path to financial freedom.

If you have accomplished so much in a short time, do share the details.

I agree with the other guys that I hope you're legit and the documents you sent Fisto are real because it's an inspiring story.

Something in my gut is still not right because of the questions you're asking about passive income.

It could just be your head is spinning and you are confused because you suddenly came into more money that you knew what to do with...that's causing a disconnect from your previous reality.

anyway onward...

I'm more interested in the insane IM success you had. Specifics would be good, but even just the habits you were employing to find the successful campaign and what you did to make it as successful as it was.

So in the end, up till now, you went from corporate slave to mastering IM, traveling the country, getting ripped as fuck, landing 200k jobs by knocking on doors, and just want some passive income in the realm of 150-300k and havent dropped a single data sheet or added value whatsoever on the forum to vet yourself?

Work on your hustles yes. Sleep? no. If your sleeping on your security job, even on an overnight shift, your getting fired fast.

So lets assumed you didnt get fired. 9-5 corporate. overnight security, work on hustle for a few hours, sleep for a few hours (interruped by mandatory security checks/whatever else is needed). Youd be hard pressed to get 4 hours of QUALITY sleep a night. Napolean did it though, right?

So on 4 hours of sleep at night, while working two jobs, and living in a winnebago doing "stealth camping" you learned the in and outs of affiliate marketing and had a 500k campaign.

I stopped reading this snark-ridden diatribe once "30 mortgages" was repeated for the 3rd or 4th time, after I have repeatedly said how many mortgages I have.

I am not going to drop a datasheet on Christmas day. I will do one later. That is unless the reading comprehension here continues to be so astoundingly awful.

A quick ctrl-f search shows mortgages appearing only twice in my post. Apologies if you have cleared up the mortgage question beforehand. Like I said, I you could have gotten a single mortgage on a 30 unit property.

regardless the point still stands, put up or shut up. I hope everything you claim is true, because I could learn a lot from you. I may be your biggest critic now, but I could be your biggest follower if you choose to provide proof or add value. It's up to you. Have a merry Xmas.
