Problems With Condo Neighbor (Dog Owner Question)
A neighbor is breaking the rules of the condominium community I live in by walking his dog right outside my bedroom window on the lawn. The rule is you have to walk you pet 20 feet away from the building (on the other side of the sidewalk) so you don't make noise directly outside the windows and wake someone up -- which is what this guy is doing to me.

I'd asked him not to do this last year and politely explained this was waking me up. He didn't listen and then stopped being friendly to me. I asked him again today and he got really pissed. I mentioned the bylaws (20 feet away) and after "debating" him, he reluctantly agreed to adhere by them. But he then started accusing me of "coming out of the building screaming" at some contractors who put in his windows. I didn't do this.

So my question is: WTF is up with dog owners? He acted like I insulted the "honor" of his dog. I'm just trying to get some sleep and NOT hear the dog barking or him coughing DIRECTLY outside my window at 6 a.m. Did I breach some kind of dog etiquette?

Is there a residents association like a strata council/board or is there an overall person that handles the area?

Bring up the issue to them, otherwise passive aggressive warfare will continue between the two of you.

Some people treat their pets like their children (and rightfully so).

We have a management association. I left a message, especially after I decided to look this guy up on Facebook and saw his most recent posting was about the new gun he bought.

I could have been like the other wusses and run to management immediately without telling him, but I wanted to be forthright and speak to him directly, not be a weasel. Oh well.

nah, if you DONT run to management and word gets to mgmt first mgmt is gonna be up YOUR ass for not going to them. It's basically a lose-lose situation: 1) be a pussy and rat out mgmt, or 2) wait and then mgmt WILL get word of the situation and it won't make you look good.

You gotta play the game, bro. And the game is using the god-awful bureaucracy. Make a list of everything he's done, write a letter, and send that shit to mgmt.

Try to be as specific as possible.

It's a dirty dirty game.

You did the right thing by talking to him like a man first. Don't run to the authorities like some little bitch. However, guerrilla is right that now you will have to go to management because you have no other choice due to the pussified nature of how things are. If you beat him up, kill/hurt his dog, threaten him, etc. you will be in a world of shit.

I clicked on this thread specifically to warn you NOT to poison his dog. Doubtful that you would, but a guy in my hometown just got five years in prison for poisoning his neighbors two dogs. Just wanted to leave there here before someone suggests that you do.

This also come up: Are you allowed to video out your window? get footage of him walking dog?

Also in the long term if I ever buy a condo I'd like to get one that doesn't allow dogs, there's no way as OP is seeing that you can shut them up reliably even though I like them. Are there condo's like that, "no dogs" period?

Also I know it's not fair if you have to do this, but practically speaking if the noise is not too loud, you can play sea noise and loop it and MP3 or the like of it, it drowns out relatively soft sounds and is soothing. I used to use it when I lived near a busy traffi intersection.

It never would occur to me to harm the dog at all, but thanks for the info. And I'm really not up for any physical violence since he's bigger (and much heftier) and as I mentioned he owns a gun.

I think why I posted -- without realizing it -- is that I felt "outgamed" conversationally and didn't know what to do. Although I "won" the battle by mentioning he was violating bylaws, he threw me for a loop by (falsely) accusing me of yelling at his contractors. I should have been better prepared to deal with what he threw out, I guess. How do you confront an outright lie? I should have spoken to him when he was with some other neighbors, because he would have been forced to be more civil.

Maybe management will have some answers, since they've probably dealt with him before... And yes, Iknowexactly, I can videotape him, but hopefully it won't come to that.

You don't need to poison his dog. Google "powder river paste bait", lol. Put some of this in your yard and the guy will wish he never came in your yard!!! (The dog will sure enjoy it though)

I've been in similar situation, outrageous accusations, remember you don't have to say anything to people at the time of their accusation. You can just raise your eyebrows.

Depending on how pro-gun the Condo association is, you might want to bring up his owning a gun so it's clear to everyone involved, I know there's a lot of pro-gun people here but the more HE'S aware that EVERYONE'S aware, the longer he might think about shooting you if he's really a hot-termpered fuckwit.

A totally false accusation about the contractors if that's so is a bit worrisome.

There are people who are clinically paranoid that aren't psychotic, in other words they distort and exaggerate, but do not totally hallucinate. They often have general anti-gubmint ideas "they're out to get me" , are pretty racist-- "they're out to get me"--, and they like guns (To protect themselves) .

They also often work in the computer field. Computers are predictable and even paranoids know that computers can't plot against them without human assistance, so paranoid personalities get along with them better than people. Paranoids also survive well in advanced economies because their systematic thinking is needed, and their guarded approach to others prevents them from being called on their odd behavior.

I don't want to be paranoid myself, there's only a few "soft"indicators here that he might be a little wacko ( 1) dog ( if it's for protection) 2) gun 3) Distorted evaluation of your communication with contractor 4) Overreaction to your complaint about his dog..
I'm just trying to set the stage so you don't flip if HE flips about your complaint to condo association. Wonder if you can get his arrest record.

This is amusing but for the final time I'm not gonna do anything related to the dog!!! Besides the fact that it's immoral, I have a totally hot female FB friend in Florida who is a dog rescuer and we've sort of agreed we're going to meet and have sex if I ever fly down. There is no way in hell I'm throwing away sex with a 5'11" blonde, esp. after seeing her nude pics...

PS: I wonder if one reason this guy resents me is jealousy over the women who come and go from my place. Never seen him with anyone.

Like another poster stated, you're now in passive aggressive warfare with your neighbor. Things may escalate or de-escalate according to how either of you acts. There's three options now:

1- you bring it to him.
2- he brings it to you.
3- you both let things cool off into a truce and make peace.

It's a tough situation and sitting around waiting to see if the other shoe drops or if nothing happens is a real pain in the ass. I don't know what I would do in your situation, if this is a place you are both going to be for a while then I would make peace with the guy, tell him you get crazy if someone wakes you up in the morning (or whatever).

Neither of you are probably as bad as the other person thinks. You don't want to live where you have enemies. Especially if this guy is bragging about his guns.

Or just move. There's no sense living somewhere you gotta look over your shoulder every five minutes.

I'd love to tell you to be a tough guy and beat the crap out of him or scare him but this is really a lose-lose situation for both of you. These neighbor conflicts can easily escalate to murder.

Make peace in a way that saves you both face and you'll be able to coexist in peace and possibly have each others' back in the future if something goes down.

A neighbor saw him throw a bag over the fence. I think he confessed like a dipshit afterwards to tbe police. Not aure what kind of poison.

How the hell is someone walking a dog waking you up? Get some dynamat and put it over the window at night or some heavy fabric blinds with curtians to keep the noise out. When you live in a condo there's always going to be some bullshit anyway.

I have a rear neighbor who's house I cant even see from mine barely and he claims when my dog barks his tv remote falls off his nightstand. The same guy accused me while simultaneously cockblocking me at the bar of killing his Rottie. If you can believe this ALI-B was standing right next to me! I told him I was going to fuck him up and got tossed from the bar.

He wakes me up because he stands directly outside my window, smokes a cigarette and coughs. It's like he's in the room. Then his dog barks. Loud. This is between 6-7 a.m. and then again late at night.

I already sleep with a noisemaker and have heavy curtains. This is the reason out condo association has rules against walking pets outside someone's window. Even if he wasn't waking me up, he's still breaking the bylaws -- believe me, if I were breaking a bylaw by parking my car illegally, he'd be sure to turn me in because he's complained about others doing such things.

This also in an upscale condo community, not a bar, and we're generally pretty polite with each other. When people told me to keep my music lower when I first moved in (I was 27) I said "Sure, Sorry."
