The demographics of America and Europe is such a hodge-podge, it don't make sense to me.

Many parts of the deep south are very white.
There are people from very warm parts of the Middle East in a cold place like Dearborn.

You have Somalis living from Minnesota even though there home country is very warm and much different from Minnesota in terms of architecture, culture, entertainment, and so on and so forth.


I don't get it!

You also have cities, towns and places that don't match. For example, there is a Sparta, Wisconsin, even though there is no Greeks there. You also have a Lisbon Wisconsin, even though there is no Portuguese. My hometown Rochester, MN is a city that came after Rochester, NY and Rochester, England. Honestly, I really wish America and Europe could be more distinct like other places around the globe: especially Africa, the Middle-East and Asia.

I am going to cut the Race focus out of this discussion and Focus on Natural Red Pill Midnight Rambling Game. Most of the solid points have been hit on here already. The Detroit metro area is still very sizable (14th largest metropolitan statistical area) in the USA. But just remember that most of the wealth already fled to affluent suburbs & more recently some affluent young folk to the very inner core areas of the city (Downtown / Midtown / Corktown, etc.). And often times the brightest individuals & college grads from the area have historically fled the metro area for niche careers (unless of course they're into specific region-specific careers like auto engineering or general white collar fields like medicine or law which can also be found in the area). Some of the large universities nearby include Wayne State University in Midtown Detroit, Oakland University in Auburn Hills and of course the two signature Big 10 schools (the very elite but annoyingly liberal University of Michigan in Ann Arbor & Michigan State University in East Lansing) which are not a far drive from the Detroit area although a bit of a hike for daily commuting purposes.

Knowing where the happening nightlife is with "hot chicks" and I guess you can say mixed crowds of chicks kind of shows you where the money is at in Metro Detroit. The Woodward corridor of the suburbs (ie. Royal Oak / Ferndale / Birmingham), and again those very inner core areas of the city (Downtown / Midtown / Corktown basically abutting the Detroit River). Much of the rest of the city almost resembles the South Side or West Side of Chicago (or other blighted northern urban cities).

I can't disagree with the bolded. The realclearpolitics web site is not cooperating with me at the moment. Just let me say that maybe in 2004 NH was still a red state but no no more. It's just a national situation where people leave blue state hell holes and move to another state and take their horseshit politics with them. It's happening big time in NH. In order not to make this a total hijack I do think that Detroit offers economic opportunities for those that are real estate savvy. The city council woman who stated she didn't want gentrification to come to her town the way it has in other big cities will not get her wish. But who moves in? Millennial hipster types who tend to vote hard left. I'm thinking of my childhood and young adult home town Chicago. The City of Big Shoulders and Hog Butcher of the world is dead. For reasons previously mentioned, this is a nonstarter

Two things drive residential real estate demand, schools and jobs. Jobs requires anchor tenants and Capitial investment ($100 MM+ and tax incentives plus favorable zoning). Schools speak for themselves. Jobs=urban demand. Schools=suburban and exurb demand.

Detroit has a creative renaissance of sorts underway but that’s mostly artisan and media related work. Highly portable and volatile.

If you want cheap property in an area on the upswing, I believe Cleveland is becoming an R&D hub along with having some tech infusement.

Everything is a bet, Cleveland is a better bet than Detroit.

As a Minnesotan though, I've never visited Detroit. I've only seen pictures and heard about stories from friends and family that have lived there. A few years back, I applied to jobs there. I didn't get any call backs. If I submitted an application today though, I believe my outcome would be different because of the valuable experiences I've gotten from working in the truck manufacturing industry. I'm also more confident and ambitious than I was 3 years ago. My question to the RVF community though is do any members live there? and could you see RVF making a big community there?

I've done my own personal research, and I've seen fairly large apartment buildings on the market for $150,000 or less. These buildings have as many as 25-40 bedrooms. They are also made of brick, which means they are often more sturdy than a building made of wood. With that being sai though d, these apartment complexes are in need of a lot of work! The drywall and electrical are often the two biggest problems with many of these apartments. If you know what your doing though, you will probably only have to spend a fraction of the cost what a normal general laborer would charge. Assuming we put $50,000 -$100,000 in these properties, we could make a profit of close to $300,000 and potentially much, much more! That's more that 200% back on your return on investment!

As for the math, I went to Zillow.com and did some calculations. If we put a down payment of $50,000 for a $250,000 loan, the loan would be paid off in 15 years with only $1,800 monthly payment. If we decided to manage a rental property like this there are other expenses involved of course though: cable, internet, heating, electricity, so and so forth. However, if you are charging each tenant $700/month for rent that would amount to $17,500 a month in rental income. (25 tenants x 700)! That is a windfall profit!

What do you say? Do you see any challenges? or do you see a lot of potential if members worked together as a team to make this happen?

Refugees don't get to pick where the NGO's settle them. The NGO's settle them were it is most advances their purposes. No NGO needs to settle Latinos and Latinas in Miami, they do it themselves. A good number of them will even vote Republican to spite Castro/Chavez/Maduro/Mujica/Kirchner/Peron too. The ones less capable of making their own decisions go where they get put, because it isn't their place to argue. In the 1990's Saint Louis got Bosnian refugees and now there are parts of South City where Black Lives don't much matter despite the police trying to make them.

Detroit is an awful candidate for terraforming. If you want to start a settlement based around sanity Latin America is a better bet. There is plenty of room to play local socialists against each other to carve out a space for the sake of respecting your culture. You just have to avoid obvious money traps like any sort of settlement in the mountains (water is impossible) or being the spearhead for a renaissance in a trash barrio (the US embassy in Barrio Sur, Montevideo). Different countries resist to different extents. Uruguay seems particularly resistant to imposition on my Gringo values, but I can carve my lane for myself. In the past people have been sold unlivable desert valleys by Chile, which is even worse despite the friendly sales pitch offered.

If you want to save Detroit though... what does Detroit offer? Why not Caracas? Venezolanas are friendly and arepas are good food. It's like a taco fucked a johnny cake and the child got the best aspects of the parents (Colombian arepas are far inferior to proper Arepas Venezolanas, the difference is downs syndrome versus honor roll + state championship scholar athletes).

With a smaller population and entrenchment of corruption I could not imagine overcoming Saint Louis to impose sanity. Detroit seems awful dead. Leave it dead, and let the doubters get mugged. Unlike Chicago & NYC, Detroit is surprisingly gun friendly but this is because Michigan is generally a gun friendly state. Although the state is a "swing state" politically & sometimes has leaned blue because of Detroit & unions, the hunting culture is HUGE in the northern swaths of the state & likely the far away Upper Peninsula as well. Republicans still comprise a very significant percentage of the state population (has to be at least 50% if not more). I've considered South America for a number of years. The climate is moderately warm and you don't have to put up with winters like you do in Minnesota. The thing that weirds me out about South America is I don't know the origins of the people there. I'm more familiar with Europe. If you go to Brazil it's more of a hodge podge than it is in the USA in many cases. I once roomed with a guy from Columbia, we got along some of the time, but other times we clashed on politics. This guy said he was Republican, but he was making a lot of arguments that liberals would make. He would constantly said President Trump was a "racist" for his beliefs on immigration and he sometimes would call Trump "Adolf Hitler".

I'm of German heritage. None of my family members were in the German military during WW2. I recognize things that they did bad, but I also recognize crimes of the Soviets and the British Empire for promoting liberalism all over the world. As a student, my white liberal teachers would always invoke the Holocaust and WW2 to rile up students against German people. So when I hear people making false claims and calling people evil with the term, "Nazi", I get annoyed.

Another thing that got on my nerves is my former roommate would hang out with some un-savory inner city types. His sister who is also Columbian told him not to hang out with some of these people who were black. He didn't like this. I admit his black friend who was a substitute teacher was a great guy and could fit in in almost any community around the world. However, in a way she had a point, some of these guys were bad news (possibly drug-dealers, possibly johns).

The one thing that surprised me about this guy was he was never attracted to Columbian woman. It was always blondes. This surprised me. If you would ask me what my experienced with blondes in the past was I would say, I got burned. Just about every blonde haired woman in the past has let me down with their insanely left wing politics, their race-baiting, and their elitism.

As a brown haired, blue-eyed guy I've gotten more love from blanquitas from Latin America than blondes. I was in a bar in Minneapolis, and I met a Columbian woman there, and for just about the first time ever I got a girl to do all the initiating. She even kissed me on the cheek without me even asking. That is almost unheard of from American women. Her German friend liked me too, but she seemed tired and less talkative.

If I ever decided to move to South America I would want to work on a vineyard or work at a manufacturing plant. I would also want to have some male friends who were South American to help me with my path to becoming a citizen there.

I think the problem with red pill is it's coming from only one gender. You can't build a red pill oasis without achieving buy-in from both genders. Sure, there's a small group of trad-con women out there, but not in the same numbers as men. I also doubt those trad-con women want to go off into the woods and live like Amish either.

What that means is that red-pill men are limited to developing coping mechanisms to function within a culture they don't like but can't change.

I think the problem with red pill is it's coming from only one gender. You can't build a red pill oasis without achieving buy-in from both genders. Sure, there's a small group of trad-con women out there, but not in the same numbers as men. I also doubt those trad-con women want to go off into the woods and live like Amish either.

What that means is that red-pill men are limited to developing coping mechanisms to function within a culture they don't like but can't change.

Lots of liberal women do want to go live like Amish. All you gotta do is create the right environment for her to be realist.

No they don't. They want polyamory in the woods.

These things are all intertwined. I'd say the two most direct (i.e. proximate) causes are the deindustrialization of Detroit and similar cities since the 1970s plus the race riots of the 1960s.
