Lol its a bit confusing. But I suspect that the common mistake has to do with some tagalog rule being carried over and affecting current tense and making it past tense. Again, I hardly even notice much of the mistakes other than this particular English error. If I even learned taglog, maybe I would pick up on how their grammar affects this subject in English. Somehow, I always felt inclined to not learn this language and always use English here.

olx is now the only site and is even a merger of what used to be the second major site. It DOES have all the rents on it. I will look on it and bet that is where I will find the rents even for Davao.

It indeed has a very small amount for Davao but for the rest it is loaded with rents. Seems you are also looking outside Davao so as for "Or anywhere in the Phils, for that matter" use olx still. All my rents I want and find are on there. Im still unsure about Davao. You have to google Davao but olx has you covered outside of it.

I would like to say that all the members had shared really nice information about Philippines. It is a really beautiful destination in the map of the world. I have visited this destination many times and also explore the attraction of this place. Al the attractions are mind-blowing there.

I have a question for those who frequently rent condos or apartments in Philippines for a short period (1 month).

I have experience using platforms like Trip Advisor, Booking.com & AirBnb for property rentals. I have not had issues with getting my deposits back since I used trusted sites. I have rented for only 1 month terms.

I have a location in Davao, a NEW condo property. The price for 1 month is 50k plus utilities (estimate from the owner: water at 2k, cable at 600php & electricity at 8k) and a 35K deposit. The other option was 65K for 1 month including utilities plus the 35K deposit.

This place is listed on 4 websites and priced higher so we were able to bring the price down BUT it would be a direct transaction "offline". So I would pay the rent and deposit by cash upon arrival OR transfer it to his back account prior to arriving.

My question to the group and a bit of concern is the manner in which I would get my deposit back. The owner mentions it would be returned a month after, that is fine. But, he mentions transferring it to my bank account. I would be back in Canada by then.

What is the best option to structure a deposit return? I don't want to set up an escrow. I thought of Western Union as well. Plus I assume one of us would have to pay a transaction fee regardless of the options we choose, even if he sends it to my Canadian back account.

Any thoughts on best approach?

This happened to me in Cebu, however it was actual blood, not menstrual fluid (went in a bit too fiercely). There was mention of a fine for stained sheets in the condo manual, so I didn't want to take any chances. Took them to a laundry business and explained to an unusually gruff older pinay what I was up against (maybe she was thinking what if it was her daughter?). Glad I did, they came out perfectly clean.

They're hoping to pay your deposit back with the money form the next person. It's how people get to be landlords.

If the person has good reviews on Air BNB maybe trust them, otherwise, all he has to do to keep $700 , three months pay for a laborer, is not return your calls.

I talked to real estate agents about this , they said quote "MOST landlords are honest." but you could tell some significant minority aren't.

There's no good answer unless you personally know someone who can vouch for their honesty. Maybe ask for a reference? Is $750 a huge hit if he's a crook? I have also thought of asking personal information, emphasizing I MUST get my deposit back. Ask him what happens if he has problems, if he can't easily refund the deposit. See if he gets real anxious. Ask exactly how he would wire the money back, see if he has a real, detailed , sequential plan. Did he ever do it before? 50K is a LOT, it's $1000. Ask about his business, see if he's evasive.

Another idea, if he doesn't want to refund day of move-out, ask to visit his bank with him and the two of you together talk to a bank rep about how he is going to wire your money back. Based on your notes, I did a quick look on Airbnb. The landlord lives in Amsterdam. he has 7 reviews (1 as a host - same place I am looking at, and 6 as a guest in 6 different countries). All his reviews were positive! All 6 hosts said good things about him. The 1 guest he had said positive things as well. He uses a broker in Davao and the one guest that met her, had good things to say about her.

I will try the "return deposit on checkout" and see if that flies. If not, I will find a way to set up the money wire after the 1 month is up.

I guess these are the risks we take going outside the websites like Airbnb or Trip Advisor (has Payment Protection for both parties) to save money.

Haha, even if you shower 3 times everyday your water bill won't be over 150p a month. For electricity, having 1 ac unit running for about 12 hours, a day and my electric bill never went over 3K. He's trying to make some extra cash on your utilities man, ask for the original receipts from davao light so that he can't rip you off.

Edit: This whole thing just smells of scam tbh, 6 different properties in 6 different countries that all have 1 review? Sounds a bit odd right? Then there's the thing about the deposit that makes no sense at all, it's a deposit he's supposed to keep it with him in case you damage something or you can't pay your bills. Not keep it for a month after you've left his property already.

Last place I rented in Davao was managed by some broker also, did get the deal directly through the owner tho. So transferred money directly into his personal bank account. Since he was abroad I asked if the broker could pay my deposit back cash in hand 1 day before check out, this was no problem at all.

This is likely a retaliation/desperation move by them.

The Muslim rebel groups are much larger and operate in a larger area, but the extremist offshoot is fairly small.
