That depends where you own. In NYC for example you buy property , the rent will NEVER cover your expenses because the cost is too much and buy the time rent increases to cover mortgage, appreciation will raise your property taxes and water bill so much that you are still not covering expenses.]
Secondly, being a landlord is A JOB. Even if you pay someone else to do the work. It is a job because you have responsibilities and in the end can only count on yourself.

Little Wins if you look at market history over a period of many decades, dividends for most companies typically go down during a recession or market crash (market crashes usually coincide with falling corporate profits) because when earnings go down dividends usually follow. Although typically dividends do not fall as much as share prices or earnings.
