I would not trust my sister with anything that concerns to do with money. She would rip me off growing up and steal from me with impunity and when I went to my parents about it, they always believed her side of the story and would punish me even though I was the one that got ripped off.

OP, for the love of god, do not do this, like mr xy said, she had surely done shady deals like this before, probably promised the world to some schmuck and then ripped him off somehow and did not deliver.

She's a successful woman in her early 40's with 1M in assets, selling real estate every now and then.

But here's the real kicker: she's totally okay if I continue with the lifestyle, even offering to scout college-aged chicks.

In my brief time here at RVF I've noticed that 99% of threads started by members with <3 months, < 50 posts, and/or <1 rep points are :inserttuth'slarrydavidgif: trolls. I haven't figured out if they are itchy SJWs/chicks, bitter banned members, or bored leaders of the forum. Regardless, they are occasionally entertaining and sometimes inadvertently informative. It does seem like the frequency has increased in the past few months.

If OP is a 1%er and serious, then RUN! The risks are far greater than the reward in your proposal.

This was too elaborate and lacked enough obvious inflammatory ( I hate to use the sarcastic acronym) SJW value to be fake. I feel the story and responses were useful as a warning to avoid cold, sociopathic female schemers.
