Guys your overthinking this. This is equivalent of a vacation lake house that he bought with a bunch of buddies. Then they go have fun and build a yurt together on the property. You can go read about it on his website tynan.com

Why would you want an isolated island to hang out with your "buddies" to begin with.

I have good friends but i've never felt compelled to take them on holiday to a picturesque island to live together in the same room.

Sounds like buggery is afoot.
